Key Responsibilities:
HVAC and Plumbing Maintenance: Inspect and maintain all HVAC systems and plumbing to ensure optimal functionality. Keep roofs, and gutters in top condition.
Contractor Oversight: Assist supervisors in overseeing outside contractors, ensuring quality workmanship and adherence to property standards.
Service Request Prioritization: Take ownership of prioritizing service requests, collaborating with teammates to deliver efficient and satisfactory solutions. Monitor apartment vacancies and initiate turnover processes with repairs.
Preventative Maintenance: Schedule and complete quarterly preventative maintenance to prolong equipment lifespan and minimize costly repairs.
Resident Satisfaction: Provide written explanations of work performed in each unit, ensuring residents are informed and satisfied. Maintain a clean, safe, and welcoming community environment, fostering positive relationships between residents and maintenance staff.
Pool Maintenance: Assist in the operation and maintenance of the pool area, ensuring compliance with local regulations and maintaining proper chemical levels.
Timely Work Order Completion: Complete all work orders within a 24-hour timeframe, demonstrating efficiency and dedication to resident needs.
Compliance and Safety: Adhere to all company personnel directives and safety requirements. Report any hazardous, emergency, or policy-violating situations promptly.
Team Collaboration: Assist property managers and supervisors in scheduling and assigning maintenance personnel for routine and emergency coverage. Share 24-hour emergency call duties with other team members.
Training and Development: Support supervisors in managing and training other maintenance team members, fostering a culture of continuous learning and improvement.
Inventory Management: Assist in organizing and maintaining proper inventory levels of essential supplies, ensuring tools and equipment are in good working condition.
Property Appearance: Maintain a tidy property appearance by keeping it free of trash and debris, and diligently maintaining all assigned areas of the property.
Our ideal candidate has:
Education/Experience: Requires a high school diploma or equivalent (GED) and at least five years of experience in the field, providing an opportunity for candidates with diverse educational backgrounds.
Technical Knowledge: Strong understanding of heat pump, HVAC, plumbing, electrical systems, and carpentry, with HVAC certification and Certified Pool Operator license preferred or willingness to obtain.
Interpersonal Skills: Pleasing personality and ability to work with and understand the problems and attitudes of residents, fostering positive relationships.
Mechanical Aptitude: Good mechanical skills and interest and enthusiasm for the job, with a proactive approach to identifying and resolving maintenance issues.
Communication: Clear communicator to residents and teammates, ensuring effective communication of repair timelines and processes.
Physical Demands:
Flexibility in Schedule: Ability to work evenings and weekends, and participate in an on-call schedule, ensuring timely response to maintenance issues.
Work Environment: Works in residential buildings and outdoors, encountering various weather conditions.
Supervision: Works under limited supervision, demonstrating self-motivation and independence in task completion.
Mobility: Frequently moves about to coordinate work, requiring physical agility and stamina.
Physical Tasks: Regularly walks, climbs stairs or ladders, bends, stoops, reaches, uses equipment with hands, pulls, and lifts objects weighing up to 50 lbs.
Driving Requirement: Ability to operate a golf cart for transportation within the property. Must have reliable transportation and a valid driver's license.
