Job Summary
Under general supervision is responsible for monitoring and troubleshooting computer controlled heating and air-conditioning. Develops preventive maintenance schedules and performs the calibration and repair of heating and air conditioning controls and equipment. Working conditions are both indoors and outdoors, with some exposure to temperature extremes, dust, dirt, grease, and loud noises. Exercises technical supervision over assigned staff and may take part in the training of staff.

Essential Job Functions
- Performs preventive maintenance, inspections, and repairs, including on air conditioning and heating units.
- Operates HVAC maintenance equipment to perform maintenance on major equipment such as chillers and boilers, which involves frequently lifting and carrying equipment weighing up to 30 pounds.
- Provides technical training and advice to assigned staff.
- Makes minor Heating, Ventilation, and Air Conditioning (HVAC) system modifications and cost estimates.
- Performs preventative maintenance on room size air conditioning and heating units.
- Maintains and troubleshoots HVAC computer control system.
- Monitors central plant equipment.
- Rebuilds, adjusts, and calibrates temperature control devices.
- Maintains a daily log of time and materials used in HVAC operations.
- Responds to calls for emergency or problem situations.
- Prepares reports on completed work.
- Maintains inventory of parts and supplies.
- Troubleshoots, repairs, installs, and maintains a variety of heating and air conditioning equipment.
- Performs water treatment analysis.
- Removes pumps and performs maintenance work on them.
- Adjusts and calibrates temperature control devices.
- Assists senior technicians in chiller and boiler inspections; performs preventive maintenance.
- Installs new equipment within given instructions.
- Gives technical advice and guidance to HVAC Technician I's.
- Adjusts and maintains chemical feed systems.
- Initiates requisitions for parts and supplies.
- Performs related duties and fulfills responsibilities as required.
Job Requirements
- High school diploma or GED equivalent (recognized by the Texas Education Agency or a regional accrediting agency).
- Four (4) years of experience maintaining and repairing heating and air conditioning equipment.
- Must possess a Class "B" Air Conditioning/Refrigeration license from the State of Texas.
- Valid Class 'C' Texas Driver's License.
- Applicants for this position must pass a Criminal Justice Information Systems (CJIS) fingerprint-based background check and maintain CJIS eligibility. Due to CJIS requirements related to system access, the following will result in being disqualified for this position: Felony Convictions, Felony Deferred Adjudication, Class A & B Misdemeanor Deferred Adjudication, Class B Misdemeanor Convictions, an Open Arrest for Any Criminal Offense (Felony or Misdemeanor), and Family Violence Convictions.
Preferred Qualifications
- Experience performing maintenance and repair services on large scale (200+ Tons) HVAC equipment and systems.
- EPA Refrigeration Certification (Type Universal).
- Experience with DDC controls and Building Automation Systems.
- Experience with DX and package systems 20 Ton or larger.
- Experience with Variable Frequency Drive (VFD) controllers.

- Unless otherwise stated, applicants are permitted to substitute two years of related full-time experience for one year of higher education or one year of related higher education for two years of experience in order to meet the minimum requirements of the job. One year of full-time experience is defined as 30 or more hours worked per week for 12 months. One year of higher education is defined as 30 credit hours completed at an accredited college or university.

Knowledge, Skills, and Abilities
- Knowledge of HVAC control equipment.
- Knowledge of electronic, pneumatic and manual control HVAC controls.
- Knowledge of maintenance and repair procedures and techniques for chillers, boilers, cooling towers and pumps.
- Knowledge of safe work procedures and practices.
- Knowledge of HVAC equipment installation, repair and maintenance procedures, practices and techniques.
- Ability to perform the installation, maintenance, and repair of complex HVAC systems.
- Ability to interpret charts, gauges, and recording equipment and electrical, temperature and humidity meters.
- Ability to install and maintain pneumatic controls.
- Ability to troubleshoot and repair electrical and pneumatic control systems.
- Ability to communicate clearly and effectively.
- Ability to train and evaluate staff.
- Ability to perform all the physical requirements of the position, with or without accommodations.
